Terms & Conditions

Residential Occupancy
1.a Individual Students must pay two (2) months deposit (refundable) and two (2) months rental in advance (non-refundable) and half (1/2) month utilities for a minimum of twelve (12) months tenancy before they move in the accommodation.
1.b International Students (6 months foundation courses )must pay two (2) months deposit (refundable) and six (6) months rental in advance (non-refundable) for a minimum of six (6) months tenancy before they move in the accommodation.
1.c A minimum of RM50.00 rent per day or the maximum of one month’s rental is charged for students who stay less than a month.
2. Deposits are refundable only upon completion of the (6) months OR (Twelve) 12 months tenancy and submitting a notification in writing (2) two-months in advance before termination of tenancy. Deposits refundable are subject to RM150 administration fee and other necessary deductions such as short notice, overstayed, breakages, repairs, replacement and utility arrears and others. Processing of the refund will complete within one month from the date of submission of official Refund Form (keys must be returned & check out procedures must be done at the Lake Village management office).
3. RM100 processing fee is chargeable for student’s request for room changes (subject to availability).
4. Keys locked in the room will be charged a service fee of RM15.00. Replacements of lost keys are chargeable at RM20.00 per set. Replacement of access card is chargeable at RM50.00 per card.
5. LAKE VILLAGE is not liable for any loss or damage to student’s own personal valuables, documents or belongings.
Termination of Tenancy
1. To complete twelve (12) months stay. Student must give the LAKE VILLAGE RESIDENTS MANAGEMENT two (2) months advance notice in writing by submitting the Check-out Notification Form and presenting the Official Receipt for verification.
2. Staying beyond expiry of tenancy. A minimum of RM50.00 daily rental or the maximum of one month’s rental is chargeable to students who stay for less than a month beyond expiry of tenancy without renewal of tenancy.

Basic House Rules
All residents for off-campus accommodation must adhere to the basic house rules. These include:
• No loud music or noise that may disturb neighbours
• No consumption of drugs and alcohol
• No visitors after 10:00 PM
• No pets or animals
